Lessons in Culture, Capital Trends, and What’s Next

Patrick Donoghue

They discuss key milestones, challenges and early culture mistakes, and how the company improved by handling conflict more professionally while emphasizing transparency, authenticity, and community. Patrick explains how real estate project financing has evolved since 2016, with more capital availability, lower costs, and Wall Street-driven securitization replacing “hard money” norms. Looking ahead, he expects Groundfloor to expand longer-term exit capital options.

Ep 02 Part 2 Patrick Donoghue

Brian Dally: Welcome back to Beyond the Stock Market, a Groundfloor Production. I'm your host, Brian Dally, CEO of Groundfloor. And we're back for part two of our conversation with Patrick Donoghue, Groundfloor Lending's VP and general manager. Patrick, thanks again for being here. Let's dive right back in.

Patrick Donoghue: Absolutely.

Brian Dally: I want to continue the conversation and talk more about capital trends, as well as get into what's new at Groundfloor Lending. You've been here for 10 years now, as we discussed before. In startup years, that's like a lifetime. And you described it well. It was definitely a startup. It was a small startup when you joined, and you've seen us grow from those early days, kind of proving out a new model for real estate investing that nobody had really ever tried before.

Patrick Donoghue: Right.

Brian Dally: You had the vision to see it, like it, and then join it. Thank you for that. Now, [00:01:00] we've done well over a billion dollars in loans. We've done well over $2 billion in investments on the platform. I'm genuinely curious, what has that journey been like from your perspective?
